A spacious roof top patio provides a gathering place for residents to mingle and relax.

The building exterior is covered with stucco and feature metal panel accents which are combined with large aluminum glazing systems to provide a striking architectural presence. The building interior features abundant natural light in every educational space and high ceilings throughout. The completed project reflects the coordinated efforts of all team members to provide a design focused experience.

The building houses staff rooms, bathrooms, a fully equipped kitchen, produce preparation area, walk-in freezer, food storage room and support spaces. The building exterior utilizes stucco with stone accents. The project requirements required a custom designed modular solution which was capable of incorporating the unique structural, utility and spatial demands of a production kitchen facility. The interior finishes were selected to provide durable and sanitary surfaces which support the intended function of each space while provided a comfortable and safe working environment. The roof structure utilized a project specific design which needed to be capable of supporting the roof top equipment and suspended exhaust hoods while also providing large pathways for the exhaust air, make-up air and conditioned air systems. A light weight concrete floor system was poured the in the factory for all modules.

The 12’x40’ modules are 13’-6” tall to accommodate 9’-6” ceilings while concealing all utility systems. A light weight concrete floor system was poured the in the factory for all modules. All classrooms, and most occupied spaces, feature large windows to provide natural daylighting. High efficiency LED lights with occupancy sensing controls and automatic daylighting controls were used in all classrooms.

Large glazed openings are used to provide natural lighting and to take advantage of the views onto college campus. The unique project site required an installation which extended the building approximately 40’ over the hillside. An exterior glazed operable wall system allows the building to open onto the raised deck patio for large events.

Charles R. Drew was designed with the design – bid – build concept. Silver Creek and the design team effectively coordinated all the components of the needed design elements. Modular elevator, interior and exterior stairs, dental equipment and other OSHPD 3 requirements was the design challenges. Charles R. Drew University, NOLP and APLA are the three-end used of this building space. CDU is providing health services for its students. Both NOLP and APLA provide community outreach, providing a food bank for the homeless community and health / dental services for a underserved LGBTQ+ community. The building was broken up into its three main components using a combination of 55 rooms, restrooms, food pantry, dental care, dental labs, lobbies, phlebotomy, medical exam rooms and office spaces amongst others. The exterior is covered with stucco, metal panels and a brick veneer façade. Each of the exterior finish types and colors tie together and create a magnificent architectural creation. One of the best focal points lays at the front of the building, the tall aluminum curtain system shows the design focused interior stairway. The curtain system at the stairway provides an abundance of natural light into the first and second floor lobby spaces. Every office, exam room and dental procedure room has ample amount of light using the perimeter ribbon glazing at both floor levels. With the interior atmosphere and exterior brilliance, the building itself ties together with the social conscience community needs.

Crean Lutheran High School houses 22 classrooms, a laboratory prep room, two workrooms, administrative offices, a conference room, student and staff restrooms, and integrated building service operations rooms. Additionally a series of aluminum curtain wall assemblies were combined with stone tile flooring, custom woodwork, and 28’-0” tall ceilings to produce a truly striking lobby. Each classroom has two large storefront style windows and is decorated with of a two-tone color scheme which combines painted and tackable walls. A central corridor is located along the interior of the building which provides access to all spaces within the structure. The building’s exterior consisted of two-tone stucco with stone veneer. The exterior walls were built in multiple planes to allow for deep recesses and large moldings which act together to create a remarkable architectural impression.

The organization needed new office space as they realigned and consolidated their City operations. Long Beach G as & Oil selected Fernald-West for the design of a new modular structure to be built to achieve LEED Gold. Commercial Mobile Systems in collaboration with Silver Creek Industries subsequently constructed, delivered and installed a 16,000 square foot high performance administrative building. The two story building features exposed open ceilings, clerestory and storefront windows to maximize daylighting, steel clear span trusses providing exceptional strength and earthquake resistance, a storefront curtain wall, and a terrace balcony for building occupants.

The building includes 8 classrooms, 4 breakout rooms, 3 exterior stairways, a bridge, an elevator, and restroom spaces. The building exterior consists of plaster with stone accents to match the existing campus. All of the finish materials and the building form were selected and designed to create a cohesive addition to the campus. A site installed roof framing system was used to match the steep slope of the adjacent buildings which resulted in a total building height of 33’-6”. The completed building represents a design focused experience which is seamlessly integrated into existing campus.

Fremont Mission San Jose project consists of a single two-story modular building containing approximately 13,000 SF. The building houses 10 classrooms, a workroom, administrative offices, student and staff restrooms, and integrated building service operations room. Additionally, an open ended central corridor is located along the interior of the building which provides access to all spaces within the structure. The building’s exterior consists of two-tone stucco with clear and bonze storefront window systems. The exterior walls were built in multiple planes and heights to allow for exterior finish variations which are combined with the shade devices and stonework accents to create a remarkable architectural impression. The final building truly represents a design focused experience.

The Aliso and Wood Canyons Wilderness Park Visitor Center project consists of two modular structures which house the Aliso and Wood Canyons Wilderness Park Visitor Center. The primary structure houses the lobby, exhibit space, ranger station, meeting room and support spaces. The secondary structure houses 4 public restrooms, a public shower room, and a custodial room. The building exterior utilizes a mixture of vertical grooved fiber cement siding and horizonal lapped fiber cement siding. The unique stepped roof design maximizes the interior volume, while minimizing the total building height. To further maximum the interior volume the roof structure is left exposed in the lobby and exhibit areas in lieu of a traditional ceiling system. Large glazed openings are provided throughout the public areas to take advantage of the views onto the wilderness park and a pair of large overhead glazed doors are provided to open the building onto the adjacent patio for large events.

The Ocean View School District - Central Kitchen project consists of a permanent modular structure which houses the School District’s central production kitchen. The facility prepares and packages meals which are distributed and then severed at more than a dozen schools within the district. The building houses a lobby, office, restrooms, locker area, cooking line, produce preparation area, bakery, wash rooms, food storage room and support spaces. The building also serves and is directly connected to a panelized cold storage structure. The requirements required a custom designed modular solution which was capable of incorporating the unique structural, utility and spatial demands of a production kitchen facility. The roof structure utilized a project specific design which needed to be capable of supporting the roof top equipment and suspended exhaust hoods while also providing large pathways for the exhaust air, make-up air and conditioned air systems.

The building exteriors utilize a stucco finish system with a series of aluminum reveals and a flourish of colorful accents. Large overhangs with a standing seam roof system provide shade and weather protection at classroom entrances while the canopies provided at the multipurpose building creates visual interest while providing protection for the building entries. The classroom interiors feature vibrant accent colors and provide a comfortable learning environment.

A five-story modular building sits above the site-built ground level podium. The project features 5 two-bedroom units, 33 one-bedroom units, 42 studio units, community room, laundry room, trash rooms, utility rooms and roof top patio. All units are well appointed with a kitchen, living area and full bathroom. Some units on level 2 have private patios while the upper floors provide balconies at many units. The building exterior utilizes a multi-color stucco finish system with cement lap siding accents. A spacious roof top patio provides a gathering place for residents to mingle and relax.

The building exterior features a stucco exterior finish with overhangs on all sides of the building. Parapets are provided to screen the roof top mechanical equipment. Alcoves were created at each exterior door to facilitate safe and efficient egress around the building. All instructional spaces feature vinyl plank flooring and upgraded wall coverings. All classrooms have direct access to the central core which is used for small group learning and collaboration.

The Sacramento County Waste Water Treatment Plant project consists of two structures which are connected by a covered walkway. The primary structure houses 25 private offices, 2 open office areas, 8 conference rooms, lobby, break room, archive/storage spaces and restroom facilities. The secondary structure houses additional open office space. The electrical distribution was designed to minimize interconnection between modules. The mechanical distribution systems were design to meet the zoning requirements necessary for the occupants while limiting the horizontal connections necessary in the field. Specialized floor frame elements were used in locations where recessed flooring was required. The buildings’ exterior is covered with a smooth fiber cement panel which utilizes a series of reveals, joints and trims to provide a contemporary appearance.

The project exterior consists of 2-tone stucco with overhangs providing shelter at the exterior walkways. The interior spaces all feature abundant natural daylight from view windows and/or tubular skylights. The roof top mechanical equipment is fully concealed by decorative metal screening. Providing a high performance learning environment and achieving a LEED Silver rating was a fundamental goal for the project, to that end Silver Creek developed a number of high performance and cost-effective strategies. A single ply “cool roof” was combined with increased thermal insulation throughout the building to provide a highly efficient building envelope. Thermally broken aluminum windows with high performance glazing were provided in almost every regularly occupied space to provide natural daylighting and exterior views.

This single-story structure houses 6 private offices, a conference room, a lobby, a lounge, a control station, a warehouse and restrooms. The building exterior is a mixture of corrugated metal siding and stucco which uses a color palette designed to blend in with the surrounding landscape. The building interior utilizes a 2-tone paint scheme with unique flooring patterns. A mixture of traditional raised floor modules were joined with slab-on grade modules to develop an inventive modular building concept. This concept combined with thoughtful finish selection allowed Silver Creek to a deliver a truly striking project.

This new modular restroom facility includes three gender neutral single occupant restrooms. One of restrooms has been designed to accommodate a changing facility for special needs students. The building exterior utilizes fiber cement wall panels to provide a durable finish system. A large overhang with a standing seam roof system provides shade and weather protection at the restroom entrances. Durable and easily cleanable finishes were used throughout to minimize maintenance concerns.
