CEO

Steve is a partner and leads community development. He was President and CEO of National CORE for 11 years, a full-service affordable housing developer and social service organization with a national portfolio of more than 10,000 apartments. Under his watch, CORE became the largest non-profit general contractor in the U.S. and a leading developer across Southern California. Steve holds an MBA from the Drucker School at Claremont Graduate University.

Kyle manages financial operations and contract negotiations at Silver Creek Modular. He received his MBA from the University of Southern California and completed the Advanced Finance Program at The Wharton School. He is President of the USC Black Alumni Association and was awarded Most Supportive Individual by the California Legislative Assembly for his continued work in the community.

Jonathan Kendrick

Director of Operations

Jonathan, VP of program development, has worked on the investment team of several family offices and began his career with a large real estate developer and general contractor. He holds an MBA from Peking University and a bachelor's degree from the University of Southern California.

Dennis Mattos

General Manager

Dennis Mattos brings nearly four decades of modular construction experience. He is a leading expert in modular construction, having spent his entire career in this field. Dennis has special expertise in DSA-approved, K-12 education projects. Starting his career as a Foreman/Assistant Production Manager with Fleetwood Homes, he quickly moved up as a Production Manager/VP of Operations with Aurora Modular Industries. Prior to joining Silver Creek Industries in 2000, Dennis was the General Manager for Modular Structures International. With his extensive experience, Dennis is continually at the forefront of exemplary quality and aesthetics of modular buildings.

Carlo Acabado

Director of Field Operations

Carlo Acabado brings more than 10+ years of experience in modular construction. He initially joined Silver Creek in 2008 as a Project Manager, monitoring all the phases of the projects from design to final completion, interfacing with subcontractors, managing procurement, and performing quality checks of deliverables at each stage of each project. He began his career in the modular building industry as a project manager with Modular Structures International and assumed greater responsibilities as Silver Creek’s Production Manager for 5 years and is currently managing the field operations.

Ryan McIntosh

Director of Design + Engineering

Ryan McIntosh brings 23+ years of experience in the architecture, engineering and modular construction industry with 20 years of experience with K-12 facilities design and construction. Ryan's project management portfolio includes more than four million square feet of built environment with a total project valuation exceeding $1B. Prior to joining Silver Creek, Ryan had served in Project Management and Studio Leadership roles within the traditional architecture industry and with modular design firms. In addition, Ryan has been a LEED accredited professional for more than 16 years and has managed the design and execution of LEED® certified projects.

As an Estimator, your central goal will be to prepare accurate estimate reports for projects by gathering information, analyzing important metrics, and conducting regular risk assessments.

Roles and Responsibilities:

  • Interpret documentation to gain an understanding of the project scope & its requirements
  • Resolves discrepancies by collecting and analyzing information via RFI’s
  • Presents prepared estimate by assembling and displaying numerical and descriptive information

  • Handles vendor correspondence via phone or email
  • Matches the corresponding purchase orders to incoming invoices with all supporting documentation.
  • Investigates and resolves problems associated with processing of invoices
  • Tracks unentered invoices by reason (not received, not approved, etc.).
  • Receives, researches and resolves a variety of routine internal and external inquiries concerning account status, including communicating the resolution of discrepancies to appropriate persons.

We are looking for a candidate with strong analytical, technological, communication and organizational skills.  This position will provide accounting and job-costing support to project managers and other operations managers. Duties will include working with project managers and customer contacts to accurately invoice for work performed, provide reporting and documentation as required by customer contracts and local law, research and resolve cost questions, monthly forecasting, accounting tasks and reporting as required by management.

Roles and Responsibilities:

  • Review contracts and identify contractual terms for purposes of customer invoicing.
  • Develop SOV with Project Managers and Customers.
  • Obtain monthly SOV billing percentages and approvals, working with Customer and PM.
  • Prepare and submit monthly draw forms and provide required backup documentation, including job cost reports, change orders, change order logs, etc.
  • Ensure that customer billings occur on schedule and in conformity with contract requirements.
  • Record client billings in Viewpoint Spectrum/Procore.
  • Audit and approve subcontractor invoices based on SOV and Owner billing.

Roles and Responsibilities:

  • Performs testing, observation, and inspection as directed by the company control manual, and the specified procedures to validate work is in accordance with contract specifications during all phases of construction from start to finish
  • Read and interpret construction drawings while performing visual and test inspections for framing, electrical, plumbing, drywall, painting, flooring, etc.
  • Provides clear electronic deviations to drawings, recommends corrective actions to remedy issues, prepares inspection reports, and documents nonconformance.
  • Review drawings at the start of each project, confirm the adequacy of the information shown, and communicate information to QC Foreman and QC Manager.
  • Follow safety rules and other safety requirements for all projects. Report any safety issues or concerns to management.
  • Be responsible for maintaining quality standards on all projects.

Field Superintendent to manage the planning, scheduling, construction, quality control, and logistics of one and two-story commercial and public works (including K-12) building projects to achieve project objectives, schedules, and budgets.

Roles and Responsibilities:

  • Coordinate logistics of jobsite setup and cleanup
  • Review schedule, scope of work and specifications with crew on site and contact project manager with any questions
  • Visit job sites prior as needed to ensure site is ready
  • Work with project manager to create project schedules and schedule of values
  • Daily communication with project manager regarding project status, proactively work with project manager to anticipate and address any scheduling, quality, or production concerns
  • Manage safety program and enforce all safety rules in the field
  • Manage customer punch list items and report completed items to project manager and attend walk throughs
  • Participate in project meetings with Owner, Architect and subcontractors
  • Quality assurance of on-site activities to ensure buildings are built in accordance to contract documents
  • Ensure all projects are completed to specification, to quality standards, and on schedule and budget to create satisfied, loyal customers

The Safety Representative will provide health and safety guidance and support to the workforce. Silver Creek Industries maintains compliance with all applicable Federal, State, and local regulations. This position will report directly to the Safety Manager.

Roles and Responsibilities:

  • Assist Safety Manager in the performance of their duties and, under supervision, perform assigned professional health and safety work such as routine compliance inspections; investigating accidents; disseminating information on safety principles, regulations, and standards.
  • Conduct daily inspections of assigned areas ensuring that all operations (including those of Sub-Contractors) comply with Federal, State, and local regulations and Silver Creek work instructions.
  • Prepare written reports on inspections, accident investigations, statistical information on injuries and illnesses, employee complaints, or concerns.
  • Conduct various safety training classes as required, (new hire safety orientation; employee recall safety orientation) and other specialized safety training. Conduct subcontractor safety orientation.
  • Review current literature and trade publications to remain current regarding all OSHA and other applicable health and safety standards and regulations.
  • Inspect equipment and machinery to observe possible unsafe conditions.
  • Environmental agency reporting such as AQMD, Stormwater, etc.
  • Maintain OSHA 300 and 300A reports.
